The Retroft Opportunity Continues to Expand As discussed many times in these columns, the market opportunity for garage door retroft activity is extensive and signifcantly under-exploited. Garage doors are large, awkward items that do not lend themselves well to do-it-yourself projects, and too few homeowners fnd their way into attractive garage door showrooms to fully appreciate what replacement doors can do for housing values. Consider the basic market demand details: As of mid 2013, there were more than 97 million residential garage doors in place in the U.S. on single- unit residential properties. Additionally, there were about 2.5 million garage doors on parking buildings used by occupants of mobile homes or boats or other "non-stationary" residences, and nearly 4 million garage doors on multi- unit residential buildings. That adds up to nearly 104 million residential garage doors in place in the U.S. Almost 76.0% of those garage doors are more than 20 years old, allowing for the prevailing rate of replacement and addition. Additionally, nearly 425,000 garage doors are put in-place annually as residential expansion or addition projects, but such renovation occurs on less than two-tenths of one percent of all single housing units. Commercial garage door retroftting has generally proceeded to capture more of its potential than has the residential sector. Never the less, there are over 13 million commercial doors in place in the U.S., a large portion of which are inadequate by prevailing energy and security standards. Many building owners and occupants have been pro-active in replacing old, tired door equipment, but based on door age and use cycles, the opportunity for upgrading remains nearly twice the prevailing market. In terms of commercial opportunities, the points at which vehicles interface with buildings are both vulnerable and continuously engaged.
